LOCATION
Dalnacabaig Orchard & Fank lie within wooded land adjacent to the Dalnacabaig settlement, in the beautiful and secluded Glen Feochan, east of Kilmore. The location is extremely quiet, providing a beautiful rural setting, whilst being only approximately 5 miles from Oban. Glen Feochan is characterised by a wide, meandering river floor of grazing parks, open to the east and west, with steeper forested slopes to the north and south. The single track public road continues up to Kilbride and Musdale farms, where it terminates, gaining considerable height along the way. Some 400 yards east of the site lies a beautiful waterfall and plunge pool on the River Feochan. Within the vicinity of the site lie cairns, ruined forts and other features of interest. The northern plot boundary comprises the foot of Tor Dhamh (293m), whose summit provides a stunning view over surrounding countryside and sea lochs. Further east lies beautiful Beinn Ghlas (512m) with its numerous hill lochs, which can be taken in by a very attractive circular route over Tor Dhamh and back down the Musdale glen via the waterfall.
Oban provides all the facilities expected of a major regional centre, including primary and secondary schools, banks, retailers, a range of supermarkets, sporting facilities, restaurants and cultural interests and transport links to the isles and central belt via seaplane, rail and sea.  DESCRIPTION
The site extends to some 1.00 Acres (0.41 Ha) and occupies an elevated location fronting the minor Kilmore road, with views south, west and east to Dalnacabaig and Glen Feochan. Access is by direct frontage plus the bellmouth area to the adjacent forestry hill road (over which a servitude right of access exists). The site comprises the remains of a very old apple orchard and more recently a now derelict sheep fank, which has not seen use for some 25 years. To the west the site is bounded by a ditch adjacent to the forestry hill road and to the north by (approximately) coniferous trees at the top of the ridge. To the east the site is bounded by a line running north from the public road corner.
PLANNING
The site benefits from detailed planning permission for development of two detached residential dwellings (06/01836/DET & 07/00668/DET, details in information pack). These provide for development of a large 5 double bedroom (2 en-suite) family home with kitchen, dinning room, sitting room and garden room to the east of the site, and a further 3 double bedroom family home of similar footprint size with kitchen, dinning room and sitting room to the west of the site. The upstairs bedrooms in this house are extremely spacious and the internal layout could be altered at building warrant stage to provide further bedroom(s)/ensuite(s). Similarly, a garden room could also be added to the west gable of this house. Both houses are designed in attractive vernacular style with peaked roof utility rooms/porches and dormers, and both benefit from incorporation of chimneys and wood burning stoves.
