Location
Milnathort is a village within Perth and Kinross, situated at the foot of the Ochil Hills a mile (1.5 km) north of Kinross. Formerly a market town, Milnathort is now largely a residential commuting settlement. Local services include primary and secondary schools, medical facilities and a range of retail outlets.
The area has a rich scenic and cultural heritage with various royal associations in the past including, of course, Mary Queen of Scots who was held prisoner in nearby Loch Leven Castle from where she escaped for a final, brief period of freedom.
Of course, the loch is perhaps better known as one of Scotland’s premier trout fisheries and the surrounding countryside provides vast scope for outdoor recreational pursuits.
The M90 provides excellent access, with the county town of Perth being approximately 16 miles to the north and Edinburgh 27 miles to the south.
Description
The site extends to approximately 12.9 Acres (5.2Ha) and comprises the ‘green field’ area immediately to the north-east of the village and bounded on the north side by the M90 motorway.
The site occupies a relatively elevated position with views over the adjacent village to Loch Leven and the surrounding hills.
Planning
The site is identified in Perth & Kinross Council’s Kinross Area Local Plan (2004) as H8 for which “medium density” development is considered appropriate, with an identified development area of 7.2 Acres (2.9 Ha), the remaining area being set aside for planting/amenity. Perth & Kinross Council have prepared a comprehensive
Development Guidance Note in respect of this site which expands upon the requirements of the Local Plan together with addressing development, landscaping and access issues.

Enquiries have been made with Transco, Scottish Water Authority and Scottish & Southern Energy plc with regard to the location of their services and their responses are included in the Technical Information Pack. However, intending purchasers are advised to make their own enquiries with the relevant Utility Company/Authority.
Technical Information Pack
A Technical Information Pack has been prepared, containing the Council’s Development Guidance together with ancillary information: Topographical Survey data (digital), Coal Mining Report, Environmental Noise Assessment, Geotechnical and Historical Study, Preliminary Ground Investigations, Desktop appraisal of Flooding Potential and River Corridor Management Requirements, location of utility services.
The Technical Information Pack is available to view at the offices of the Selling Agents. In addition, copies are available to seriously interested parties. Due to reproduction costs, a charge of £30 + VAT will be made.
