The
building plot sits off an unclassified public road to the north of Bruichladdich
on the beautiful Isle of Islay on Scotland’s West Coast. The property
sits in a fine position with far reaching views in particular across Loch
Gorm to the north. The plot is also within easy walking distance (about
1 mile) from the delightful sandy beach at Machir Bay to the west. Islay
is known as the ‘Queen of the Hebrides’ with spectacular scenery
including golden beaches (one seven miles long situated near the airport),
magnificent sea views as well as lush green pastures and heather covered
hills. The island is lapped on its West Coast by the Atlantic Ocean and
warm Gulf Stream giving it a surprisingly mild climate with very few frosts.
Being nearly 25 miles in length and about 20 miles wide, Islay is one of
the largest islands in the inner Hebrides and is abundant with wildlife
including red deer, seals, otters, and a wide range of birdlife and flora.
There are excellent local amenities available on the island. There is farm
shop at Rockside Farm (about 200m) whilst there is a good convenience shop
and Post Office in Bruichladdich (about 5 miles). Bowmore (about 9 miles)
has further local shopping and secondary schooling whilst primary schooling
is available at Port Charlotte (about 7 miles). The island offers wonderful
opportunities for a wide range of recreation and leisure pursuits including
sailing from Bruichladdich and trout fishing on Loch Gorm, as well excellent
hill walking, mountain biking and pony trekking. The island is particularly
famous for its whisky production with eight working distilleries including
the world famous Lagavoulin, Laphroaig, Bowmore and Bruichladdich distilleries.
In addition there is a highly regarded golf course and superb ‘sporting’ opportunities.
The site extends to about 0.64 acres with outline planning permission having
been granted in March 2004 for the erection of a single dwelling house.
Sitting off a quiet unclassified road, the site enjoys easy access with
mains electricity and BT telephone supplies available nearby. The plot enjoys
a spectacular and uninterrupted outlook with magnificent views over Loch
Gorm to the north and the Papps of Jura visible to the east. A delightful
burn (Gleann Osamail) runs through the plot enhancing what is already an
area of great natural beauty and would create a charming feature for a sheltered

DIRECTIONS
From Glasgow, take the A82 up the west side of Loch lomond turning onto
the A83 at Tarbet. Continue on through both Inveraray and Lochgilphead towards
Tarbert on Loch Fyne. The ferry port of Kennacraig is just five miles out
of Tarbert. Please note that Kennacraig is simply a ferry terminal and not
a town or village however it is clearly signposted from the main road. Ferries
are operated by Caledonian MacBrayne (www.calmac.co.uk / +44 (0)1880 730253
(Kennacraig, Argyll) or +44 (0)1496 302209 (Port Ellen, Islay). The ferry
crossing takes 2 hours and is operated twice a day in the summer.
From the ferry ports at either Port Askaig (north) or Port Ellen (south)
take the A846 into Bridgend. At Bridgend, head west turning onto the A847
and before taking the third right onto the B8018 towards kilcoman. Take
the first left turn onto an unclassified road where the plot is located
on the left hand side near Rockside farm. (See site plan for further details).
It is also possible to fly to Islay from Glasgow with Logan Air (www.loganair.co.uk).
PLANNING
Outline planning permission has been obtained for the erection of a new
dwelling house to the northwest of Rockside Farm, Kilcoman (Please see site
plan) dated 17th March 2004 (ref: 04/00464/OUT). Further details are available

Additional Information
SERVICES
Mains electricity and BT telephone connection are available along the
unclassified public road nearby. Drainage facilities are to be to the satisfaction
of SEPA and the Local Authorities. Water could be made available through
a private borehole (to be drilled on site) or piped from the nearby farm
supply. Purchasers should make their own enquiries as to the availability
of services to the site and in accordance with the planning consent.
